Hey my BP folks,

I got a simple question I'm hoping y'all can help me out with.

How does one effective do Direct Mail Marketing?
I have a list of property owners I want to reach out to.

Is there a service I can pay for to have my letters sent out routinely?
What have y'all used to get your offers out by mail?

Hi Carissa,

There's a Network tab above and you can connect with investment companies that partner with BP.

You can also place an advertisement on biggerpockets.com/marketplace to seek out investor that may be interested in your market choice. It's working fairly well for me. I've gotten a small handful of inquiries of the deals I'm working.

Sounds like you have a golden opportunity.

Since you have a friend in Dallas, you should definitely scope out the area remotely, then take a trip to visit properties.

I think you should take full advantage of this.

Are you willing to relocate yourself to do that??

Dallas should be a really good market.

I would encourage that you look into the influx of Californians leaving their state and moving East.

Find out where they're moving to (I've heard quite a bit of them moving to Texas) and get your slice of that pie.

If that's the case, maybe you should talk to some PM teams.

Learn what they do and learn what services they provide to investors.

Then I would ask them to give you some referrals of the people that hire thier service.

Before you know it, you're socializing with real investors and making Money Moves

Hi Olivia,

As you listen and read, most folks will say that you should start investing in your local area.
If your local area has a hot enough market then I would say follow that advice.

I'm from FL. The Daytona Beach area. In my area over 60% of the population are homeowners. That leaves me to fight for the remaining 40%. That's not enough people for me to feel comfortable to invest for rental properties.

Now, I am investing in properties that are in FL. However, I am currently out of the country. Which means I hired a PM team, an attorney, Agent, etc. 
My process has been rather easy, but very time consuming. My biggest struggle was getting a lender to work within my means.

Let me ask. What's your goal with real estate?

Hi Christian,

First things first...Which aspect of Real Estate do you want to be involved in?
Real Estate have a lot of avenues. Fix & Flip, Developers, Investors, Property Managers, etc.

I think your photography skills is a great way for you to get your foot in the door to talk with people.
Shoot, you can even get your foot in the game by talking with the local Mailman.

My advice is: Figure out what you want to do. Then talk with people that are doing what you want.
You want to be a Real Estate Agent? Talk with Agents. Wanna be a Flipper? Talk with Flippers and Contractors.

Hi Michael,

I see that you're a Pro member in BP.

Did you know you can use your perks to find lenders just what you're looking for?
Go to the Network tab and look through the list of lenders that have partnered with BP.
They often give special discounts just for being a member.

If all you need is 30K, why don't you use Private Money?
