How did you go about finding the highest appreciation rate neighborhoods? 

Hello All,

I am confused on how to protect my investments, since I hear different but valid points of views when talking to different professionals. On my first property I went with the umbrella insurance since at the time it was hard to get a loan and I would not get a loan buying as an LLC. I also read transferring to LLC might make your loan due.

I am leaning towards a trust, since it will be one trust and one LLC to manage. This seems more manageable and looks like it will be way less fees than having an LLC for every property.

That said, I plan on continuing to buy multi family properties, eventually buy larger commercial ones. What do you all recommend based on your experience?

@Andrew Taylor while I have not experienced this issue, I do agree the user experience can be better. I experience daily bugs on both my mobile app and desktop ..

@Kimberly Kesterke I work as a software engineer which takes up a lot of time. I use a good property manger to manage my properties. I only focus on finding new deals which takes a few hours a week.

I invested in Schenectady exactly a year ago and I can personally say it's been great. I am doing 15% COC annual return so far. Also my property has appreciated a little this last year, so that is a sweet bonus.

Yes taxes are a bit high but they include water and sewer, unlike other places I have looked in NJ and PA that do not (not sure about other spots in NY). The city has been very easy to deal with for me, not sure why a lot of people have this issue. Crime, like any town, depends on what part of town you invest in. I have had no issues with crime and my tenants are lovely.

What I like a lot about Schenectady is that there is a lot of development happening all over town. Just look at how nicely Mohawk Harbor turned out. The town is improving and I think the prices will go up in the future, until then why not enjoy good cash flow..

Anyways everyone has their own opinion about the place but I thought I'd share my positive one, since so far no one is encouraging you to at least consider Schenectady lol.

How can a new investor find a good CPA in 2020? Seems like remote CPAs are becoming more common..

@Jake August congrats on this great deal! I also recently made a purchase in Schenectady. How were you able to purchase it with less than 25%? Also do you pay for the utilities?

@Nate Monson @Joseph A. thank you for your prompt responses. Do you have any information on the "rental certificate"? I read on the town website one must get one each time before renting. Is it difficult?
