LLC vs Trust vs Umbrella insurance for multiple properties?

Hello All,

I am confused on how to protect my investments, since I hear different but valid points of views when talking to different professionals. On my first property I went with the umbrella insurance since at the time it was hard to get a loan and I would not get a loan buying as an LLC. I also read transferring to LLC might make your loan due.

I am leaning towards a trust, since it will be one trust and one LLC to manage. This seems more manageable and looks like it will be way less fees than having an LLC for every property.

That said, I plan on continuing to buy multi family properties, eventually buy larger commercial ones. What do you all recommend based on your experience?
