Welcome BiggerPockets community it’s always a pleasure. So I’m putting together my First Fix and Flip(FFF). I’m greatly excited and grateful.  What I would like to know for people who fix rehabilitate and sell properties. What was your biggest growth from completing your first deal. As I progress through this deal I find it hard to get people to actually see me as an “investor”. Some people confuse a lack of experience for a lack of knowledge.

I feel like wholesaling is the least intimidating of all the big fish to fry. Most newbies are scared of the fact that they do not have the funds. Realistically I feel like wholesaling is a good way to gain experience, confidence, and a network. I wouldn’t want to be a wholesaler, but I can see the upside to it. Some people can make 200 cold calls and get denied every time and a fire ignites in them. Some people get denied after 3 calls and call it quits. It depends on your skill set and what you’re willing to put up with.

I know that it takes more precautions especially when it comes to using other people’s money. How do you analyze your deals and prepare for “the worse”?

I’ve read and even heard of investors investing in real estate with literally no money out of pocket. Not low money down deals, but $0 out of pocket. My question is how common is this actually? How often do people start off their real estate carriers with no skin in the game. How many investors actually convert and make this transition in the investing carriers?

Hey there bigger pockets community. I’m interested in putting together my first fix and flip. I would love a point of reference, so for all you investors. I would like to know how you put your first fix and flip deal together.(how did you find it, how did you fund it. Was there anything unexpected.etc) I would love the feedback. Thanks.

so I'm currently looking at a Condo and I was pre approved for an FHA Loan of 135k and the condo is 95k can I use my FHA loan to get the condo?
