I am  seeing tons of new investors from all over the place coming into the market place all in search for the lifestyle of their dreams and mainly FREEDOM and see many investors that get stuck in the grind only to be overwhelmed with information and not taking action. 

I am curious,  what is your biggest challenge you would like to get solved when it comes to wholesaling houses and consistently flipping deals on a monthly basis ?

If this one thing were to be resolved, then everything else would seem easier for you or not a challenge anymore.

For me it would be hiring an integrator to basically run my entire real estate wholesaling business and have him/her integrate new ideas and projects efficiently.

@Cory Damon is correct, the data is unusable ( see screenshot) 

I was able to get my hands on the list a couple of years ago and hit a wall as it mainly contains address counts in census tracts. 

This does not mean the USPS does not have the actual addresses, they just don't disclose addresses or APN's to the public or even to non profits or for research purposes. 

If you have software like Accuzip you can run your own list through the software which appends or compares your addresses with the USPS vacant database and it WILL flag the vacants for you, but you need to have the addresses to begin with.

I would recommend that you sell the property for as high you can as long as the market will pay, while at the same time leaving just enough margin for the end buyer to make a the deal profitable for themselves and be happy at the end of the day. I see many newer investors leaving money on the table because they think small and sell the properties by asking themselves " how much would I be content making on this deal?" There usual answer is $5 to $10k Instead of asking themselves "what is the absolute maximum profit I can extract from this deal, while still leaving just enough margin to provide value to the marketplace?" I recently helped a wholesaler sell a property where he was wanting to make $10,000 and I ended helping him sell it for $30,000. It' just a mindset shift that needs to be made. P.S My team and I have wholesaled over 100 properties in the California and Nevada markets within the last 2 years.

I would look online at your county recorders website and see if you can get them online, if not, then I would go to your to their office physically and request the information.

 Hi Chelsea, 

I get my list from a local provider that gets them by going directly to the county and looks up unlawful detainers in the recorded judgments. I do know of a company that may be able to provide this data nationally but they are not cheap. PM me if your interested.

Mine is Absentee Owners with a sub-list of evictions on a weekly drip for a month on the evictions.

By sub list you mean that they are absentee and also that their address shows up on the eviction list too right?

Did you get inside the house this weekend? What is your goal as a new investor starting out? Do you want to focus on wholesaling, rehabbing? Holding? Etc
