Leases should automatically transfer to you, your bound to them when you take the place over. Security deposits should be transferred to you by previous owner, but make sure its in purchase agreement just to be safe.

I did that many years ago with a similarly sized property. I forget the cost because its been too long, but it was expensive. It more than made up for it in the end though.

I like the eviction process, but landlords should be required to maintain habitability.

Im going to buy the property outright. so Ill own it free and clear ( I know thats not the best way to go about it, better to spread money into purchasing several properties, but dealing with special circumstances). So no concern about lenders, just whats best to protect myself. Thinking I should still got for landlord insurance, even though Ill live in one of the units, Just looking for opinions and insight. And thanks for the input!

Can't comment on most, but Id say on 6, it would depend just how long you guys plan on holding the property. 5 Id do garbage disposal just cause I figure itll be cheaper to replace that than to replace the drain line (since it would prevent anything large from going down), but only if its a middle class rental.

Again, no expert, just my thoughts.

Id put in a concrete base, then put in synthetic material stairs. Little more expensive on the front in, but will last a ton longer than just wood stairs. Plus they require almost no maintenance. Just power wash once a year. No paint, no poly.
