have you rehabbed the property? How long have you owned the property? If you just purchased it and haven’t done any work to it, no lender will give you 100% of what you have into it back to you. Maybe I’m misunderstanding the situation

@Matt Wells definitely worth discussing with a few lenders, but a lot also depends on what you're doing with the property. Is it rented long term? A lot of lenders will be able to use a signed long term lease without any additional seasoning. If it's an STR or something like that, you'll need to find a lender who is comfortable with that, and they will typically want 6-12 months of seasoning to prove cash flow.

Depends on what you’re looking for. If you want immediate cash flow CA is not the best bet. If you don’t need cash flow and are more interested in long term appreciation and rent increases, California has always been one of the best bets in that regard. All investors are different and everyone is looking for whatever best fits their needs.

oh wow so they actually want a higher cut for AirBnB Plus? I didn’t realize that, but it makes sense that they would from an Airbnb business standpoint. Our rental is probably top 1% of listings in Santa Barbara already in terms of price and occupancy, so I’d imagine we would have the same reaction as you to their proposal. That definitely helps, thanks!

I’m curious if anyone out there has any insight into the AirBnB Plus program? It’s basically their way of denoting the top properties, along with AirBnB Luxe. But there is basically zero info out there on how they go about selecting/vetting these properties, or if there is some sort of application process. I have a rental that seems like it should tick all their boxes, but don’t know how to get them to bring it into the program. Any insight would be appreciated!

Hi Javier, I live/work in Santa Barbara and "efficient" isn't the best word to describe our planning and permitting process haha. If the lot already has an existing home, you should be able to go the ADU route, which is expedited thanks to the State law, but don't expect it to be super quick and seamless. I'm not familiar with Housable, but it looks to be just some sort of referral engine that will send you to any builders or architects who pay them to do so. I would rely on local recommendations first, of which I have a few. For the remodel, it totally depends on the scale and scope of the work, but I have lots of resources if you'd like to shoot me a PM.
