@Ondrej Marimar You are correct in that you as a foreigner cannot get or apply for a SSN, however you can if you have a VISA that allows for it.

You will not build credit with an ITIN, however you can build credit with an EIN for your business which is possible without a personal guaruntee linking back to your social but it's very time consuming and you will need to jump through many, many hurdles.

I'm actually helping an Australian Citizen right now with a lot of this and in 2 years, he'll be ready to apply for US bank loans without being a US citizen, but the key factor will be, he needs a SSN. Plus, he'll have business lines of credit established without a personal guarantee. 

Now, there are lenders that can help foreign nationals and by the time you need to refinance, if indeed you have the same situation as the OP, more programs may be in place for you. But the crazy American system of FICO and loan qualification requires you to have a SSN.

Looking for an investor for a joint venture opportunity, or someone who would like to do this project themselves.

Deal specifics:

  • $630,000 buy price
  • $60,000 remodel (higher than planned, ask about specifics)
  • $875,000 ARV (baseline comps)
  • Solid comps in same street sold in under 1 month on market

Our team has worked on high end remodels in the past, including ex-athletes/celebrities, and we would like to give a new investor the opportunity to work with us or buy the deal for themselves. Partner would have to come up with a minimum of $200,000 which would cover downpayment, holding and remodel costs. Estimated turn time is 4 months.
