I've recently completed my real estate licensing course, as well as passed the state exam. Now I'm finally seeking a brokerage for sponsorship. My goal is to sell commercial properties, more specifically; industrial, apartment/large multifamily, and/or investor properties. 

I've already interviewed with a local broker, but made it clear in the interview that he does not hire agents without any sales experience, (something I lack). I've also applied for the Marcus & Millichap fellowship but I'm unsure if I'll receive an offer.

Ideally, I'd like to get into a brokerage and start prospecting commercial deals immediately, while being trained and mentored.

Any thoughts or advice would be greatly appreciated.

If you are an investor friendly real estate agent, do you currently run ads? If you do, what platform do you mainly run them on, or use an agency, and are the ads effective (do they get you appointments)? If not, I assume that clients mainly come through cold/warm outreach, or I could be wrong.

I'm looking to house hack my first investment property next year around this time in either Houston or Florida (Miami/Hollywood/Fort Lauderdale area). I will be moving with my brother and 1 or 2 of my friends. Ideally, we would get a duplex with 3-4beds per unit and rent out the other unit. I know that this property will very likely not cash flow and that is fine.

Any tips or advice on house hacking with roommates, any general tips for a first house hack, or investing tips/experience in the Houston and Miami/Hollywood/Fort Lauderdale area would be amazing. Thanks!

Hi everyone, for any investor friendly agents in the Houston area, I would be curious to know about any experience/advice you have related to  working with investors in your market (Houston). I'd also be curious to know how many of the investors you work with are out of state or long-distance compared to local investors.

In your experience as an investor, or when interacting with other investors, what have been the main reasons for why they invest in real estate? (this would be what they say they want). Are there any other deeper desires investors have when it comes to their investing business and why they do it? (this would be what they really want). 

Just curious to know more about the typical investor to learn more about the industry. Thanks!

I'm studying for my real estate license, and plan to primarily work with investors once I'm licensed. How would you recommend finding a brokerage with similar interests/goals that could possibly be a sponsor. Also things like culture fit, company goals, etc. Just looking for a way to go about finding these brokerages.

Not exactly the same software, but you might also look at deal machine.

Not sure if prophawk covers NY or not or if that is where you plan to start your cold calling, but you might check them out too.

What data are you trying to utilize?

Are there any youtube videos or free webinars any of these vendors provide where you could see how it works and get an idea if how you want to use it works for you.

I've heard good things about PropStream, but have not used it.  Just giving you a couple of potential competitors to review.
