How much do you charge for storage closets and garages?
I charge $50/month for 1 car garages and I’m wondering what the going rate is?
I also provide tenants with storage closets for free and I was thinking of charging a monthly fee but I am uncertain what it should be.
I’m  in Minnesota twin city area

During the eviction moritorium we can’t harass the tenant.  However, I heard some landlords are submitting the non paid rent amounts to collection agencies. The advantage is we know the address of the tenant and after he is evicted you would not know where he is.
Is this legit or would this be harassing the deadbeat tenant?

We are going smoke free July 1st.  The caretakers are heavy smokers and may leave but we are tired of smoke in the halls and smoke seeping into other apartments.  it will reduce cleanup costs on turnovers.

I am replacing the kitchen cabinets and countertop in a rental property I own. Normally that would be depreciated over 27.5 years.

However, I read an article on bp (I can’t find it!) that suggested if the invoice was compartmentized into separate parts under 2500 each part could be expenced in the current year.

Did I understand that right and how would that work?

Thanks

I want to install security cameras in an apartment building I own.  Any suggestions on wireless systems that that have online access and cloud storage?

Thanks

My "snow shoveler" here in the Twin Cities is leaving and I dont think another tenant will do it.  Are there any reasonably priced services that will shovel sidewalks for a small apartment builidng?

Post: section 179 depreciation and hot water heaters?

The estimate is around $7000 so it is over the 2500 limit.

I thought the new 2018 tax law now allows 179 and bonus depreciation to be used for residential rental property.  Before rental property was not allowed to use it.

Can I use 179 depreciation (or Bonus depreciation?) in the new tax law to write off a hot water heater in one year?  Or do I still need to depreciate it over 27.5 years?

Thanks
