As a reference, in Kauai, Hawaii, Winter is one of the hottest seasons for sellers. People are in a cheery holiday mood, it's still warm, beautiful, sunny, and homes are selling. Tons of buyers FLOCK to Hawaii (we call them snow birds) to escape the snowy conditions of the mainland, and make their temporary nest on the gorgeous beaches of Kauai, Oahu, Maui and Big Island. 

Selling in a Hawaiian winter can be a piece of cake, especially if you have a great agent with solid marketing skills.

In my market, Kauai, the average stay is 1 week, with occupancy hovering around 77%. There are condos and townhomes here that have a 30-day minimum, Villas on the Prince is the one that comes to my mind. Not sure if there are similar issues occurring here, but it's good for me to keep in mind for my clients. Thank you for posting this.

There are some solid rental opportunites on Kauai. Specifically Princeville, Poipu, and Coconut Coast for Short Term Vacation Rentals. Plenty of my clients and friends are crushing it right now with several rentals.

 Yes, it’s a two units for one kind of deal. The condo consists of an A and B side.

$69k per year gross on a $400k or so purchase is a pretty decent rent to purchase ratio for this type of investment.

Thanks for this insight, John! Definitely good information, these numbers in the calculation are pretty rough. I appreciate your input. The only reason I had such a low DP is in Hawaii, it's possible to convert a primary residence to an investment property after living in it for 12 months under certain circumstances, and if purchased as a primary residence, you can put 5% down or 3.5% for FHA.

I am looking to purchase my first property (vacation rental investment property) using FHA financing for a condo in my neighborhood with my wife.

Check out the report below and let me know your thoughts. Numbers are based on Airbnb income. 

Unit B

- Total days rented = 292 (80% occupancy) = $27,924 estimated total yearly revenue + $4,129 cleaning fee for just the side B Studio

Unit A

- Total days rented = 292 = $41,088 estimated total yearly revenue + $4,129 cleaning fee for just the side A side 1-bedroom

Total Yearly Revenue Estimate

I estimate the combined total yearly rental revenue, not including the cleaning fee for both units A+B will be around $60,000 - $69,000 per year.

$69,000 is my projected number for our first year if we meet the numbers in the business plan. These numbers are deemed reliable but not guaranteed. This is an estimated calculation using comparable units for rent on Airbnb.
