Alexander Stafford Hey Alexander, welcome to BP!

I think your goal of obtaining $10k / mo. positive cash flow in 15 years is very realistic. You've already got a head start with a few properties under your belt. I would recommend creating an actionable plan for how to get from point A (where you are currently) to Point B (where you'd like to be in 15 years).

Also, I know this is a real estate site, but the stock market really isn't that scary if you understand what's going on. I'd recommend "The Little Book That Beats The Market" by Joel Greenblattl to anyone interested in learning a little bit more about investing in stocks. It's not a bad idea to keep some liquid reserves in cash, but you might as well put those reserves to work for you.

Sung Kang Welcome to BP, Sung! The rental market is on fire here in Houston. The rates have literally never been higher. That said, investors tend to bid up the prices in "brand name" areas like Katy, Sugar Land, and Pearland. There are still deals and value to be had in these areas, they're just harder to come by because everyone wants them. Houston proper is very much neighborhood specific, but Spring and, to a lesser extent Cypress, offer quite a bit of value for the dollar.

I don't want to beat a dead horse here but, yes, the rental market in Spring (and Houston in general) is arguably hotter than it's ever been. ExxonMobil is closing their downstream headquarters in Virginia and consolidating a bunch of offices here in Houston to coincide with the construction of the new office complex in Spring.

If I had to make an educated guess, I think the rental market may have an initial spike as families relocating to the area may rent initially while looking for more permanent housing. For the folks moving down from Virginia, they'll quickly realize that their cost of living is being cut in half and will most likely look to capitalize by purchasing homes as soon as possible.

It's a good time to be a rehabber in the area.
