Hi Marshall, and welcome to BP!  You've given yourself a good start by coming onto BP as this will be a great place to educate yourself on anything you need to know about RE Investing.  Check the "Network" tab up at the top of your page to find other BP members in your area and also search for any local Real Estate Investor Associations in your area as you'll find many like-minded individuals there.  Hope this helps!

Hi Arthur,

Congratulations on moving forward with your 203K deal, especially with all the set backs you've been through!  I do have a couple questions for you as I am looking into possibly doing a 203K in the next few months.  

It seems like you've needed more cash out of your own pocket than you originally budgeted for in order to pay for various fees and foot the bill for anything that goes wrong, is that the case?

Also, how long did it take you to find a lender that would do a 203K loan?  I've called a few mortgage brokers and they say they know of 203K loans, but either haven't seen one done or don't know who does them in my area.  

Looking forward to more updates, and hope things go smoothly for you from here on out!

Glad to hear the update! I didn't realize you needed so much extra cash other than the down payment. However, could you tell me how you contacted the owner initially to purchase the property? It sounds like the property you found had a FSBO sign, but the properties your friends found didn't. Did they just look up the owner from the county records and give him a call asking if he was looking to sell? I followed your example and started driving around an area I'd like to be in and found a potential property, but it does not have a for sale by owner sign, it just looks old and vacant. Thanks again!
