Hello BP

Anyone have recommendation - I understand the wholesaling concept, I have the bread but now I need the meat! for example, what if you make an offer with the intent to assign the contract and you can't find a buyer? Or you make an offer and can't find a HML? I see direct marketing campaigns that promise cash in 7 days but the contracts are for 90 + days? That's contradictory? Then the offer, do you work on the 70% rule or is there some other formula? BEST book that covers these and more detail please?

Hello BP

I'm looking at a probate short sale and the estate is saying the owner passed away in the house. I know that this is something that would need to be disclosed if I flip this property. Would you do this deal or walk away? I'm certain many buyers would be turned off knowing someone died in the home. Anyone have experience with this type of situation?

@Mark Pedroza thanks for your response. I'm looking at purchasing probate leads and then directly marketing to each of the estates. I'm assuming that the ideal situation is to get my marketing to someone before a realtor lists the property but I may be mistaken?

Hello BP

Here I go again! Can anyone provide a good overview of the differences in approach when dealing with a probate deal vs typical wholesale deal? Obviously you would be dealing with the court appointed 

probate attorneys whereas a typical wholesale deal you are marketing directly to the owner, but is the general approach still the same, i.e. get the lead, send a piece of direct marketing to the probate attorney, wait, send again, wait, etc. I imagine it takes a lot longer to close on a probate deal, anyway, a good step by step overview would be much appreciated.  Also, would you still have the same rights i.e. inspections, contingency period, title search for liens etc.
