@Account Closed thanks for your response, I totally get that, not expecting the same terms as a highly experienced rehabbed, but a firm response would be nice independent of the terms.

Hello Bigger Pockets

I keep hearing about hard money lenders and they all seem to have loans available for new investors at least that is what they represent on their websites, but is that just a marketing trick? I have reached out to a few and after checking the box under number of flips completed = zero you never hear from anyone?

Thanks,

@Chris Martin And @Dan Barli

Thank you both for the advice.

It would seem like a costly process to pay for title search on every property you bid on when you likely won’t always be the highest bidder. And yet one would be crazy to skip that step!  Thanks again!

Hello BP

So assume you want to buy a property at auction, how would one go about checking and making sure that there are no liens on the property? I understand that title companies handle this in traditional sales  but during an auction or prior to the auction date when you do some due diligence are there services that can help you avoid buying a property at auction that has liens placed on it?

@Ned Carey thank you for clarifying. I am starting to realize that there are investors out there that will ultimately cause headaches for the rest of us who want to do REI the right way.
