Quote from @Chris Baxter:

You can make any property cash flow with a big enough down-payment. When you do that, though, returns are typically miserable, and you'd be better served with a different investment vehicle.

Is purchasing real estate with 100% cash a bad investment to you? I’m here to learn!

Quote from @Soumojit Sarkar:

Are there still some city/suburbs in Canada where you can cash-flow positive/breakeven as an investor in the condo/townhouse market?

Yes. I just did an deal analysis on a property that has a cash flow of $900 per month but you would need all cash for this deal, it will not work with regular mortgage financing!

Would you be interested in seeing the analysis?

I can send it to you via email or you can look at my post.

I have put in a few offers in London,ON but no offers have been accepted as yet!

I'm from Toronto; most of my time has been spent looking at deals in London, roughly a 2 hour drive from my home.

Windsor has an affordable market as well and is a 4 hour drive from my home.

My intentions are to get a property manager to look after the property for me, so I dont think it will make a big difference if I get a property in London or Windsor.

With that being said, Windsor is going to be the next place I submit offers.  The housing prices in Windsor are lower than the housing prices London, which makes it possible to find better deals.

Thanks @cassisdylogsdon for a quick review of the Windsor market I will start analyzing some more deals I  Windsor.

I'm really late to this discussion but my goals for 2018 are to purchase my first rental property that cash flows with a property manager maintaining the property!

I've been doing some research and analyzing deals in both areas.  Both markets seem to make sense if your looking for a rental property with nice cash flow.

I'm a newbie, looking to purchase a small multi family unit in London, Ontario.

Can anyone let me know what areas are good and what areas to avoid?

Thanks for the help!
