I had rentals all over Jacksonville. Some not so great, some new construction. The issue wasn't the home or its location, it was the management company. Would you turn your clients over to a collection agency without contacting them first?

I had a terrible experience with Suncoast Property Management. I stayed with them several years. I gave them a second chance. I fired them last year.

I just opened my mail to find a notice from a COLLECTION AGENCY stating I owed them money. WTF?!

I have no idea what this is for - they sent me money when I terminated services and I haven't heard from them since.

I have single family stuff in jacksonville but wouldn't mind getting multi-family if the numbers work

I'd say you dodged a bullet.  Every time I rent to someone who is 100% in the beginning...I regret it.  If your gut says something is off...it probably is. In today's market there is PLENTY of demand and plenty of great renters. Why rent to a marginal renter with poor credit? Why take a chance at at time when you may not be able to evict tomorrow due to covid?

The home looks good inside. I had some trouble with one of the septic systems at one build and the siding looks like it will require maintenance -- like the nails are coming loose or something. Other than that, no problems with the build quality in Jacksonville.  I haven't had any issues with the new home in Ocala.  SI is sister company with Suncoast, so they require suncoast on all new builds.  Suncoast turnover cost on the new home in jacksonville was insanely high given the good state the tenant left the home in. (I was there the week before they moved out). I sent you a message. Feel free to email me with any questions you have. I'm not on BP very often.

I'm interested in investing more in MH/RV space -- looking for recommendations.

Would you recommend BoaVida, Jefferson Lilly or another company? 

They just issued an update but it didn't really say anything. I haven't received a distribution in almost a year. Surely they're collecting most rents, even during COVID. Does anyone have more info on Four Peaks?
