I have this 1172 sq. ft. home that I purchased and rehabbed using hard money.

I tried selling it . I actually had it under contract twice. This home has basically no maintenance because its all update perfect, turn key example. This property is currently renting for $925 thru the housing choice program. Taxes are $926

The unit is well maintained and the tenant wishes to stay there for a long time.

I am writing an offer on a 4plex in a cul de sac of 4plexes the area is good however each unit is individually owned with no hoa dues so the lot is in need of repair. this unit is completely vacant but two unit can be up running with minimal effort. The unit are huge 1 bed rooms with a huge hall leading to bath room. my thoughts are to shorten the hall way to use for bed room space then divide the one bed room into 2 in each unit. the basement is huge as well I see great potential to add even more value. I ve been approved for hard money to place an offer and I will be working on it today.

I looking for advice on how I might write this deal up Iv never done multi not sure of what contingencies to add .

I have a property I purchased nice 3/2 bed 2 car finished basement. I used hard money with a 9 month period to pay of the note I had it under contract twice in which I wasted a lot of time and money just sitting on the market it ARV came in at $68000, the balance on the note is 40k interest only I have this property cash flowing 925/month. the bank has given me time to figure this out as well ofered me more money for new purchases .Credit not quite where it needs to be to refi but close if there is any one in the BP community that has advice or willing to partner with me on this deal to share the income I welcome you. Please hit me up.

Hello BP community, My name is Lorenzo Smith, I am from Kansas City I do all my investing in this market its a hot area right now. I ve been I this business for over 15 years started as an agent went on to get my Brokers license that I use for purchasing property. IVE HAD LOSES do to the economy plus a nasty divorce that lead me to start completely over from scratch. With the help from companies like Crossroads investments and My mentor Tom Travers and my knowledge, I ve been able to purchase over 5 properties within a short period of 1 year. I manage my all contractor work which means I'm very hands on. I read the blogs on BP and listen to all the podcast and what I'm finding out is most people scale their business when they partner up because its true that 1+1 can equal 5. I ve reached out to some of my colleagues some agent to partner in deal each time I get why I cant do the deal or they are skeptical to JV on something that they really don't quite get, which is why I'm here today its important that I surround myself with like minded people that understand the business with the goals of making money and helping people. As I write this I'm contemplating how to write up an offer on this 4 unit apt in a subdivision of apt. alike its a foreclosure asking price 62k this would be the perfect opportunity to JV with some one. my credit in low 600 range only time can help that now. If there is anyone in the BP community looking to network in Kansas City I would love to work with you.

64132 has good deals but you would want to focus on each block individually. You would do ok in the 64131,64138 and 64134. If you can use some one to help you with photos comps or just any ground work please let me assist you. I manage my own portfolio,I have contractor's for each trade. I would love to build a relationship with you.
