I placed a back up bid on a property site unseen.based on a property  I purchased one year ago,the property is a 3 bd with a converted to a one bed rm studio apt.I recently rented the property I purchased 1 year ago for $925 which I'm looking to refinance the private money.purchase and rehab I have about 40k in it

This other property I would be around $50K but I have a 1bdrm unit that would rent for upper 5 hundreds possible grossing $1400 monthly. At this moment I would have to use private money should this be a buy and hold or should I flip I estimate ARV in upper 70s

When I purchased the property the ARV$78000

I borrowed $40000 interest only which I've paid on nearly one year.

The agreement was 6 moth financing with option to increase 3 additional months adding a little more interest. The property is in Kansas City mo.

I'm a investor in the Kansas City area I borrowed  $40000 from a hard money source with 9 month terms, we'll it's my one year anniversary

 The loan is do. I recently rented the property on section 8 if for $950. I'm need to pay off this hard money and secure a cheaper source of money.what are my options I make good verifiable  income but my scores are hovering around 600 what are my options?
