By the way Rick.. I don't want to own it. I just want to wholesale it to a cash buyer. Anyway, like I said, I will continue to send her letters til I hear from her or her son. Never hurts to keep trying. That's what Real estate business is all about. Right? Again, thank you guys for your suggestions and your advice.

I'm not touching the property til I hear otherwise. In the meantime, I'm moving on to bigger and better deals. Otherwise, it can just sit there til it rots.

K. Marie Poe, I appreciate your honesty and your professional opinion of what you know in the experiences you have. I do however have experience in the real estate industry in Wholesales, Owner Financing and few business inquiries. Don't jump to conclusion thinking that I'm assuming this or that about the son and the wife and his kids. They are not assumption. I've done my homework and research about the family. Also, I do have a lawyer that can find out who has the deed and I already have my answers to that as well. So before you go off on me about what I am not doing and don't know what I'm doing and "ASSUMING'' I don't have any experiences in this field or You find my tone disturbing and hubris. I suggest you ask questions and to be sure if I am on the right track and staying the course on this deal. I'm from Texas, what do you expect. I'm honest to the core and I expect people to be honest with me in a professional manner. If its a personal manner, leave that to yourself and not on here.

Jon Holdman, thank you for elaborating it out in specific details. I do know that the wife re-married after he died. I do know, that no one has the deed of the house except maybe the dead guy's wife. But one thing I do not know is that if the wife has ever thought about selling the house. But I do know this.. I will send her a letter and go from there and then call the courthouse to see what are the necessary steps since everyone on here has given me different suggestions and great advice. I do have good friend that is a Real Estate lawyer and I will not file a lawsuit. I will just continue to proceed and talk to the neighbors and go from there and keep sending her letters til she is fed up of getting it..lol.. push comes to shove til I get what I want! We all end up one big happy family sometime soon. :-)

Ibrahim S@Ibriahim S, thank you for seeing that in my eyes about wanting to get this house and not give up. I did mention to one of my investor that I was going to go over her house, she asked me why? I said, to approach her about selling the house to me. She said, no, send the letters and if she doesn't respond move on. My question is; why? This house is boarded up and no one has lived in it. I'm sure the neighbor would like to see this house livable again in their neighborhood. But I will send her the letter again and the drive, well, that's about an hour where she lives. We'll see. Well, Raquel. I think that sounds like a lot of hassle with a headache along with it. I think I will stick with Greg's plan.. Just find the ones I can get deals done quickly. Other than that.. I will still write the letter to the dead guy's wife and if nothing come of it.. Then the house will be sitting boarded up and falling apart. :-(

I appreciate you all giving me all kinds of different advice and suggestions. But those of you that didn't read what I stated earlier.
The house is boarded up and has not been lived in since"2007"
The only thing I didn't say was, the heirship was given to him in 2007. Those of you miss the part where I stated:
The "dead guy's" wife is now "remarried".. What I didn't say was: The guy died in 2009. So, Ron, I think she's grieved long enough and is now happily re-married :-).
I don't want to take possession of the house. I don't want to live in it either. I just want to sell it as wholesale. Carlos the house is in Denton County, just to let you know.
I did however, found the obituary and found out that one of their son died and their other son is in jail, so the only thing left is, I did write a letter (2nd attempt) to the "dead guy's wife".
I will call the county's office and find out whats the story on this house and decide from there. I will however, will write another letter to the dead guy's wife again and move on to the next difficult project until she respond.

Let me give you a clearer idea of whats going on with this house. The house is boarded up. Has not been lived in since 2007. The heirship affd deed belong to the son which he no longer is alive, he died of an old age. No one owns this house or claims this house except the dead guy. The original owner of the house has died too that's when the son inherited the house.
The tax is behind but one year. So, there's only one thing left I did which I mailed a letter to the dead guy's wife and she has not responded my letter, even though she does not have the deed of the house because it is not under her name as well. So, that's why my question is, can I go to the court's office and say I like to claim this house or go pay the taxes and claim the property. What are my steps. Yes, Texas has a tax lien and I have not called to see if they did put a tax lien on the house.

The deceased was given the house when his parents died, so the deceased inherited the house. Now, that he has passed away. The house has been sitting there boarded up. Nice looking house. I wrote a letter to the decease's wife, which she is now remarried. No respond from her. The court said; that no one claims the house only the deceased. The wife's name is not on the list to own this house. So, can I go claim the house? My plan is to wholesale it? Since I have not heard from the decease's wife?
What are the necessary steps that need to be taken in order for me to claim the house since no one is claiming it, so far..???
