Post: Stuck between two VA candidates

Hey friends,

I am hiring a virtual assistant for the first time. I have limited my candidates down to two ladies. I was hoping you could help me decide.

Terri. – USA

983 hours worked

25 jobs

5.56/hr (I am curious as to why she is charging for so little, I am concerned that she would become discontent with the current rate and might negotiate for more. I wish to stay at the 7$ or less price range)

She has good reviews from all of her previous employers. But her history is not exactly applicable to Real estate. The majority of her past jobs were transcription. I asked her to exemplify some RE tasks (CMA) and she didn't understand the tasks at hand (something that can be trained)

Audrey J. - Phillipines

136 hours worked

1 job

6.67/hr (common wage in her country)

She does not have as much history on Upwork, but has been working for sprint since '13. She does have a 12 hour time difference, but assured me that she can work on my schedule, causing her to work 1AM-5AM her time. I am concerned this will cause burnout/schedule conflict. But her interview went AMAZING. She understood exactly what I was trying to accomplish. She completed a CMA no problem. I asked all applicants to record their voice with no further instructions. Her recording was a monologue with a fictional foreclosure victim. Recording: (http://vocaroo.com/i/s08awVTWRByJ) This indicates that she knows exactly what type of tasks she will be doing.

Unfortunately there are few written errors that indicate that English is a second language. Not enough to be an issue, there have been one or two errors in our entire conversation, but it might come across as unprofessional. Is this a big problem?

On paper terry looks to be the better candidate, but my heart is leaning towards Audrey.

Who would you hire? Have you hired a VA before?

Bill hit the nail on the head. I enrolled in Than Merrill's fortune builder program. Being a RE broker student I was familiar with some forms that the RE commission provides, but I did not believe that they were applicable to my position. Are those forms effective without having a broker in the deal? (I am not yet licensed) I thought of having the attorney draft the documents from scratch. However thousands of investors use their own, so why reinvent the wheel?

I would like to review: a purchase and sale agreement (with assignability clause), the assignment of contract form.

Are there essential forms that I am forgetting?

Also I am unsure if this is the correct section of the forum to post this. Admin, feel free to redirect me if needed.

Hey folks,

I am seeking a Denver lawyer to assist in the incorporation of an LLC and to overview my essential contracts. Would anyone be able to recommend a firm? I have called some who advertise themselves as "real estate lawyers" but they state that my task is outside of their scope of work. Is there a particular type of lawyer that I need?

Post: Should I use my 50% rule reserve money to invest in a security?

Hey folks, NewB to the RE game here. I am currently studying for my RE License in Colorado and want to invest in rental properties. I have learned about the 50% rule (explained here https://www.biggerpockets.com/blogs/4454/32123-wha...

and was wondering if any seasoned investors saw a problem with using the saved funds in a highly liquid investment vehicle.

for example:

I save 50% of my rental income in a separate account to compensate for maintenance and vacancies, and use that money to purchase dividend bearing stock. When a major expense occurs, I can easily sell the security and have cash to pay for the expense.

Has anyone tried this strategy? how has it worked for you?

Thanks for the input, I hope to (L)earn much from BP.
