I have a property in Grand Junction, Colorado. It would make a great rental or flip. The house is currently occupied at 875/ Mo. Comps put the house at 142, and she is asking 130 but is willing to entertain offers. It does need new flooring and new paint. House is occupied so please do not disturb the tenant.

I am developing a social media marketing plan. A portion of this plan includes posting one blog post across multiple mediums (Biggerpockets, Twitter, Linkedin, ETC.) What is biggerpockets rule on cross platform posting? Their blog rules does not address this issue.

I have generated a list of properties with unpaid taxes. I want to drive by each property to leave a flyer. however, this list has 1300 entries. can you reccomend a cheap/free route optimization software to order my list in the most efficient way possible?

the 23K is the outstanding mortgage on the property which is in default, if you click the first link in the OP it will show you. 

regarding the COCR of 83.38%, the equation is as follows: ROI of 41.69%*(12 months/Purchase& repair costs)

the ROI is the Net profit/ all costs incurred. I should have included the ROI as opposed to the COCR.

Hey folks, I am practicing my deal analysis and want some feedback. Are my methods sound, am I missing any information?

I went to the Denver foreclosure listing and picked a random property: 1592 SOUTH KRAMERIA STREET

$23,118.04 is owed on the property. I have an ARV of $374,507. The ARV was calculated using a house that was sold in the neighborhood I calculated price per sq foot on the comp and applied that to my subject property.

Knowing nothing about the property, I estimated 50K for repairs. I understand that this number can fluctuate wildly.

Taxes were pulled from public records. Insurance was calculated using this equation $6/$1,000 of ARV + $500 if unoccupied. I estimated 6 months holding time.

I estimated 200K as a purchase price which is 53.4% of ARV

Any other information is estimated. I can elaborate further on the numbers if necessary.

Hey friends,

When rehabbing, you obviously want to maximize the value of the property. How does one develop a sense of what adds value to a property? are there any hard and fast rules? or do you develop a general sense with experience?
