@Account ClosedGood luck with your real estate endeavors and I hope you would never experience a tenant that only paid to move in and never paid a dime more.

If you find a good management company, stick with them because they are a rare gem.

Does anyone have experience with Real Property Management Clarity Team in Toledo, OH?

I have a SFR 3Bd 1Ba (about 1100sq.ft. ) on Burnham Ave, Toledo OH.

I am looking for a property management company that specializes in dealing with small investors.

What are the best property managers in Toledo and what has been your experience with them?

Did you had any problems and how were they resolved? Were you happy with the results.

I know that not having any problems is nice but what distinguishes a great property management company from the so-so one is not how they deal with the good times but what they do when things are not going well.

I find this post funny, you were just posting about how they suggested that you made 10+% ROI the past year and how could they say that, that they do not know their numbers and that it was actually 7+% ROI and got uppset about it. yet here you are making assumptions on what they make on the money you paid. why don't you ask a PM their costs, i think you would be surprised like Russell said. they do have to rent that office space that the Broker owns btw, Staff, Insurances' ( car,office, error & omission) , plus they have many other costs involved with the business.

I was not serious with this post but your comment is trying to make a unfair comparison. If I have to account for all things that are part of doing business then my ROI will be even lower: I also have an office rent, staffing, insurances (car, office, commercial umbrella, persona umbrella), HR, legal and the other things that I have to pay just because I am doing business.

"you cost them more than you probably pay them in a month." this accounts only for the work performed. For the 31 months I was with them I exchanged less than 10 emails. I do not believe I have abused anyone. I know there are people that send that many emails a month. I do not believe the number of emails I am sending is the problem here.

@Russell Brazil it takes 10 minutes to write this email. and they are charging me $80 per month. Sixth grade math makes their rate: $480.00/hour (about $1,000,000.00 per year). I don't know why every PM is complaining about not getting paid enough. $500/hr is a rate I would kill for. :)

@Irina Belkofer Wow. You really have it easy there. 4 years to pay off your investment in full. I kind of envy you.

Anyhow, finding a good property management company is difficult. I though I had found a great one. They had my trust for 2.5 years. I had praised them publicly here and other places and privately to a small number of people. But I would have never though that the first time when their greatness is challenged everything will blow out of proportion.

@Dennis M.there is another way to look at it statistically:

2 tenants: 1 good, 1 bad.

Success rate 50/50.

Not a great score.

But I have to admit this is a number manipulation.

I just want to show you that everything depends on how you look at the things. And this is why communication is the only way to resolve any problems cause by differences in the point of view.

@John Nachtigall and everyone else that didn't bother to read the whole thread:

  1. I do not expect perfect tenants every time.
  2. I do not blame the management company for giving 1/2 month off. that is miscommunication on my part because I did not explicitly request it.
  3. my problem is that when I requested a no upfront specials, the company dumped me just because they did not like the tone of my email. (emails posted in my original post). Yes there was no honey in my email but I do not believe my tone was such that warrants immediate severance of all business relations. Even a snowflake would not overreact this way so there must be another reason for their behavior.

My property is located at 48xx Burnham Ave, Toledo OH 43612.

I've been told (by the seller) that this is a lower B class area with strong blue-collar working class families.

I have never been in Toledo so I am not sure what area it is located. If there is someone from Toledo that can clarify that, please let me know.

@Irina Belkofer Here in California we are used to the 0.25% rule, if you are lucky. :)

I want to make a small correction to your numbers. I don't know who gave the wrong numbers but the gross rent for this property is $800.00/month, not the $500/month you are quoting. This puts this property at 1.38%. That is about 6 times higher than what we can get here in California.

If I have access to 3% properties that bring $800+/month in rent, I would be retired in less than 2 years and probably be drinking cocktails on some beach in Brazil. :)
