Hello BP!

My company, Blue Chip Development Group (www.livebluechip.com), has 2 great properties under contract and seeking funding for the project.

We are an experienced team with over 80 fix and flips in the last 3.5 years, with almost all being retail flips (not rentals). The subject property today is in a small, historic neighborhood, where we've already completed and sold 6 other fix and flips, some even on this same street and 1 over, so we know the neighborhood, the housing construction, and the buyers/expectation very well.

Call an attorney, but in the mean time maybe find another buyer that would be bale and willing to take this down. A friend of mine buys at sheriff sale all the time and re sells the house to another buyer during the 30 day confirmation period, and when it gets confirmed, he double closes and sells to the new buyer.

Try Vinton County Bank or FC Bank in Columbus. Owner occupy a unit if you can.

@Max McNally That's awesome - congrats on making the dive! Have you considered buying properties and using the same strategies in Columbus? I'm a full time investor here, mostly fix and flip, but executing the BRRR strategy on a small portfolio of houses I've acquired this past year. We are still renovating and renting some of the units, but I'd be glad to share my experience when it's done! Columbus is a great market for owning rental property!
