What about creating an LLC or other entity that your international partners are members of?

@Dennis M. no, looking to get someone (new) in a property that they would share the cashflow on while they pay down the purchase.  To help someone become a homeowner and start investing in RE.

Looking at a high end flip in Brentwood. Would like to zero in on costs. Looks like it will need kitchen upgrade, move 2 bathrooms open roof line and add sq footage plus an ADU. Anyone able to ball park costs?

I met a woman who is buying hoarder homes.  I thought wow that's an interesting niche.  Has anyone dealt with hoarder's homes?  What was your clean up cost?  Was the headache worth it?  Did it turn out better or worse that you imagined?

Wondering is anyone on BP has done subject to, deals where the purchase is subject to taking over the distressed owner's mortgage payments?  I've heard about these and know there is a risk the mortgage could call the loan, however it's interesting and I wonder if anyone is doing these and could share their experiences.

Curious to know if anyone has done a deal in a rough neighborhood (where collecting rents might be challenging) where one multifamily occupant is a offered the asset with investor carrying paper? I'm looking at Steel Belt areas with two challenges. 1. sketch neighborhoods and 2 difficult to find management.  Could this be a solution?  Or some variation of this idea?  

To scale up to achieve my goals I thought aligning with a RE fund would be ideal. How should I approach, prepare and present my deal so a RE fund will carry them in their list of portfolios for their investors? I do not have an SEC license for securities, is that something a fund would ask of me our would they take on that part of the responsibility? I work with SFH leases, what size portfolio would a fund consider too small (or too large)? Lastly, do any of you know how the funding works? Do funds invest in portfolios that already have assets or does the fund, fund acquisition and are they nimble enough to fund tight timelines (weeks instead of months)? Thank you for your help.
