Take over the distressed owner's mortgage?

Wondering is anyone on BP has done subject to, deals where the purchase is subject to taking over the distressed owner's mortgage payments?  I've heard about these and know there is a risk the mortgage could call the loan, however it's interesting and I wonder if anyone is doing these and could share their experiences.
