As someone stated earlier, unless you can find the heirs and the property has been probated, any "quit claim" action will create a serious cloud on the title and no Title Insurance company will cover the property. Unless there is serious $$$ to be made, I would move on to deals that can get done....just my 2 cents

I purchase several HUDs a month and I am also a broker. In Texas, it has been the policy at least for the last 15 years or so that you cannot market a property until after you close. I have been scolded a few times....even had a the HUD management company call me for putting up signs the afternoon after I had already closed ! Have I ever read the policy ? No, but HUD is the government and the beat to their own drummer. I wouldn't be to hard on the listing broker, he is just doing his job. No way would I go through all the red tape that they have to go through !

While I agree with the above replies, this property is located in a military town(Ft Hood) and it does happen where people want to rent sight unseen. I have owned rentals in the area for 20+ years and I would not hold a property for more than a week or two. People move to town every day and are looking for immediate move in. Just post on Craigslist every day and have a good description and several pictures

In the Austin area, we can get granite installed for around $30 sqft with undermount sink and not sure about vinyl flooring but we get laminate for $.75 sqft and $1 to install

I also make several HUD offers per day and unfortunately I have not found a way for Hudhomestore to autofill. Sure miss the old bid select when offers could be made in 10 seconds !
