I just got this under contract an hour ago.

Condition of house
FROM SELLER "What needs done on the house is:
we put all new wiring for the entire house, as a result some sheetrock has been ripped out. Some painting in interior (only because I have kids that think drawing in walls is cool), It's not real bad, but you will want to do some painting (plus to cover the new sheetrock. We have one room to finish and all the electric is complete and we will close off the holes, if someone is purchasing.

The guest bathroom needs a toilet and flooring redone as the tile is all broken up. A bit more work needs done in there also.

There is no air conditioning unit. The ductwork is there, but the unit itself is gone.

There is four or five windows that need replaced and siding on the front. I think that's about it. Anything else you would want to do is going to be literal cosmetics (ie. the carpet could use replacing but with a shampoo, doesn't have to be...)

As far as outside goes, there is an extra hose hook up that needs fixed and the fencing needs redone. I know this sounds like a lot, but I honestly, don't think it's that bad. Considering the "run down" places I've looked at. This isn't that run down, just needs some love. :)
