If you are rehabbing and selling to a retail buyer using financing it is almost a mute point as their lender will probably require a 90 day seasoning anyway. Additionally, about 1/3 of the FNMA's I have bought with this restriction, they have failed to include the verbiage in the deed at closing !

FYI- getting a VA loan on a HUD home is very very difficult and should only be considered if the loan officer has successfully done one before.

No inspection contingency on HUD properties purchased as an investor and earnest money will not be refunded if you do not close unless damage occurs after the property is contracted or title issues that cannot be resolved. I look at it as my $500 or $1000 earnest money is for my 30-45 day opportunity to make sure the property meets my needs

Although I primarily flip houses, for many years I was(and still am) a Real Estate Broker. I spent countless hours creating CMAs and Marketing Programs for prospective clients just to make a positive impression when I was able to obtain a face to face presentation. All I ever wanted was the opportunity to sell myself to a client ! I cannot imagine a contractor not being the same way. The opportunity for face to face marketing is priceless !!

Home depot sells laminate counter tops here for $135 for 10 ft sections which is really simple to install. Removing laminate can be really time consuming and tedious

I am really surprised at how many people advocate buying real estate sight unseen and spending thousands if not hundreds of thousands of dollars. This is not like buying goods on Amazon.com as no returns are allowed ! There is no substitute for the "eyeball test" and looking your real estate team in the eye and shaking their hands...it makes the relationship personal. I am all for buying properties in different cities/states but spend the dollars to go see the property even if its a fly in/out.

As a longtime Real Estate Broker and Investor, I cannot stress enough how important the "eyeball test" is too purchasing real estate ! I can tell many stories of how I have helped people get out from under or at least minimize the damage from buying a property site unseen. We have come a long way with the internet as a tool to evaluate a property from afar, but I just do not understand why an investor would spend in some cases hundreds of thousands of dollars for a property but does not want to spend a few hundred dollars on an airline ticket ?
Saying that I am a gambler at heart and put up earnest money on purchases all the time sight unseen but always view and evaluate the property in person prior to closing.

It could also be that the realtors MLS only offers 1 photo on Realtor.com without an enhanced membership
