Yes have the tenant sign a agreement allowing you withhold the security deposit for allowing them to break the lease.

She can attempt to refinance with another lender but may be disqualified due to the current delinquency.

@London Robinson what's your budget? I've seen duplexes go around 400k-600k depending on the condition. Are you interested in properties in need of major renovations?

Hello BiggerPockets, So I have saved my first 10k and I have been looking for a good market to invest in rentals (I currently live in Southern California), So far from my online research the Midwest area seems like the best place for me to invest.
