Tenant just moved in, (in a 12 month lease) and already moved out

TENANT JUST MOVED IN (IN A 12 MONTH LEASE) AND ALREADY "WANTS" TO MOVE OUT)

story.

A friend of mine has a building in nj and he signed lease last week for 12 month with a tenant on an apartment , starting June 1, and she gave a month and a half security.

Yesterday (the 1st) the tenant calls up the landlord and says that her father died in another country so as of July 1st she's going there for 2 month so obviously she  won't be working and she can't pay for july and august , so she was asking since she diesnt want to mess ger record, whether she should not move in and get back the money,  or move in for one month....

But the landlord will need to start advertising the apartment all over again.....

  What should be done in such a case?

Yes have the tenant sign a agreement allowing you withhold the security deposit for allowing them to break the lease.
