Basically if you want to wholesaler get. Brokerage license then you will be okay if not you can get fined ... An assignment too is pretty much for ownership .. But once you start charging fees and collecting commissions that's where you cross that line ... If you want to rehab properties that's fine ......Once again I'm not a Lawer this is just from my own understanding.

Stephen Chatto I'm not a Lawer but my dad is a retired broker he has a book on real estate laws in New Jersey, I am not a Lawer but from my understanding As a wholesaler (flipper) you are considered a broker especially when met listing properties on the web , police can fine you in different ways as in practicing with out a real estate or business license (which is usually the case) NJRS §45:15-1. No person shall engage either directly or indirectly in the business of a real estate broker, broker-salesperson or salesperson, temporarily or otherwise, and no person shall advertise or represent himself as being authorized to act as a real estate broker, broker-salesperson or salesperson, or to engage in any of the activities described in R.S.45:15-3, without being licensed so to do as hereinafter provided. NJRS 45:15-2. Any single act, transaction or sale shall constitute engaging in business within the meaning of this article. NJRS 45:15-12. Every real estate broker shall maintain a designated main office open to the public. A real estate broker's main office shall have prominently displayed therein the license certificate of the broker and all licensed persons in his employ and shall be deemed the business address of all licensed persons for all purposes under chapter 15 of Title 45 of the Revised Statutes. 45:15-3. A real estate broker, for the purposes of this article, is defined to be a person, firm or corporation who, for a fee, commission or other valuable consideration, or by reason of a promise or reasonable expectation thereof, lists for sale, sells, exchanges, buys or rents, or offers or attempts to negotiate a sale, exchange, purchase or rental of real estate or an interest therein, or collects or offers or attempts to collect rent for the use of real estate or solicits for prospective purchasers or assists or directs in the procuring of prospects or the negotiation or closing of any transaction which does or is contemplated to result in the sale, exchange, leasing, renting or auctioning of any real estate or negotiates, or offers or attempts or agrees to negotiate a loan secured or to be secured by mortgage or other encumbrance upon or transfer of any real estate for others, or any person who, for pecuniary gain or expectation of pecuniary gain conducts a public or private competitive sale of lands or any interest in lands. In the sale of lots pursuant to the provisions of this article, the term "real estate broker" shall also include any person, partnership, association or corporation employed by or on behalf of the owner or owners of lots or other parcels of real estate, at a stated salary, or upon a commission, or upon a salary and commission, or otherwise, to sell such real estate, or any parts thereof, in lots or other parcels, and who shall sell or exchange, or offer or attempt or agree to negotiate the sale or exchange, of any such lot or parcel of real estate. NJRS §45:15-16.46(b) Any person who violates any provision of this act or any person who, in an application for registration filed with the commission, makes any untrue statement of a material fact or omits to state a material fact shall be fined not less than $250, nor more than $50,000, per violation.

Your Lawer, realtor & title agency should have access to the mls. Title searches you can do your self. Just be careful with wholesales in Nj it's not really allowed its actually illegal in New Jersey.

@Varma Adduri in New Jersey it's a lot different other markets agents do things differently sometimes. Besides reason why I'm asking is because this is more of a creative financing question. I want to see how people put these deals together

Hello bp, So currently I'm focusing on New Jersey and Florida markets , I hear there are ways to buy houses with one dollar down ? I wanted to know how to structure a deal like that , every time I talk with an agent I they always say 5000 or no deal.

Woodbridge is a great area there are a lot of homes in the market in Woodbridge just what market Woodbridge is in
