Ned Carey I can't do any deals in reality no cash reserve I wanted to build my reserver by doing wholesale but then I stumbled upon this didn't expect much from the deal until I ran the numbers then I seen the profit ... I ran the number about 7 times researched more to make sure the numbers were accurate and then I became conflicted wholesale or keep

Phillip Burns I honestly want to fix and flip but I can't find a 100% fund its only 80% or less that's the issues I'm a beginner with bad credit so this deal is awesome only a mold issue which. An be fixed only thing that sucks selling time will take 6 months unless I find a buyer before then but it's pretty much just a funding issue

I have a house at 125,000 comps are above 300,000 Min for repairs are 42,000 I'm just starting out with bad credit and I can't find private or hard money lending what should I wholesale it for 10,000???

So I'm starting out still trying to get my first deal done how ever I feel like my job eats a way a lot my time I feel like I don't have time for anything and I definitely don't have many working hours with investments to make offers what would you do ?and is there anyone else that can relate

People always want to take the easy way out, if your app is 3-7 pages long that's just fine. It really set an expectation. When someone wants to go to the next guy and fill out their one page app it just means 98% of the time that will be a problem and a head ach giving you the triple t's It's not you it's then I would say continue to do it that way and if you have to offer cash for referrals word of mouth is a great way to market ... Pay rent for one month just to get your next Tenet or give a gift card or something

Mark Callazzo there are plenty of places with great scenery just like New Jersey .. For example California is similar to Nj but has lower tax rates

for New Jersey we would have to primarily be lease option on my opinion , wholesales would be different we might have to buy low and turn the distress into a lot to make cash and rebuild... Im starting to look at section 8 .... That's pretty much free money , and blue collars neighborhoods in all categories.
