Rarely do I have someone ask. Are you asking because it has happened, or are you afraid they will ask? Generally, if someone asks, they are usually not a happy camper to have received my postcard, and I tell them the truth: We send out cards to several mailing lists that we use based on various criteria which are all public record, and without knowing something about your situation, I can't really tell you why we sent you a card. They will either start talking to you or they will continue to be unhappy campers, and you can proceed to pre-qualify them or cut them loose.

I'm surprised that FHA will allow loans on mobile homes. Guess I learned something.

Also check to make sure the gutters are clear of debris. Had a rehab leak in the basement, checked the gutters and they were full of leaves. Cleaned them out and a few days later had a near record rainfall with nary a drop in the basement.

The 20% profit rule when selling to FHA buyers only applies to loans where the seller has been on title less than 90 days at closing, correct? Or, have they expanded the 20% limit to all FHA loans, regardless of time on title?
