Hello BP Community, I currently own a duplex that I house hack. The tenant would like to extend her lease for 18 months. At face value this seems to be a good move- she pays on time, guarantees I will have a tenant when I move out in a year, and she's a pretty good tenant. Is there is anything I should be wary or mindful of in going into a long term lease? Thanks!

Hello BP,

I need some advice. I recently bought my first home, which is a house hack. There have been some fairly major plumbing issues. I didn't have a plumber that I knew of, so I went on to Task Rabbit. He came and did some work but continued to experience plumbing problems. My realtor (who is also an investor) recommended a plumber to me. He does very good work but he shows up at least 3 hours late to the jobs which I hate. My realtor said this is how contractors/specialists are. Is this true? Are they that unprofessional? Do I keep looking for a plumber? I'm extremely frustrated.

@Eamonn McElroy ok, thanks. How does one determine how much should be attributed to the rental unit? A percentage of the square footage of the house? Just split down the middle (50%)?

I just bought my first home- a house hack! I would like to purchase a home warranty insurance. I was wondering if the cost of the warranty for the whole duplex (not just the cost of the rented side) is tax deductible. Thanks!
