@Mary Jay sign the addendum after background check and criminal record as she is an adult.

@John Robert Kinsella not that you don’t know, you can change everything except your nieghbhour hood. Is the surrounding area is also as bad as the property then it is not at all a good deal. Check the crime report.

I am using zillow for everything it is not the greatest but some aspects are good. I think the platform is targeted for DIY small landlords rather than for professionals. It is good for getting the leads and listing.

It is worst for the payments. I have never used such a worst payment platform. It takes 8 to 9 days to get money into my account.

Small claims is helpful for this, but I recommend going through an attorney and letting them handle the mess - as the builder is probably experienced in dealing with issues like this (which he is likely already known for).

 That is another mistake I did. I have gone with the closing attorney recommended by the builder. Obviously, the attorney is having no incentive in supporting me over the builder when there is a dispute. The closing attorney gets more business from my builder than me. Being said that closing attorney appears to be neutral but just i can't trust them. If you look at my above reply my builder responded and hoping to close this issue soon.

 Thank you for taking the time and responding with very good suggestions. I have sent an email to the builder saying that I will contact the attorney and also write a web page about my experience by keeping all the contracts in the public domain. He responded that going to send me a check. Hopefully, he keeps his word and ends this dispute. I will keep the attorney's recommendations. Anyway, in this business, we may need to contact the attorney for different reasons.

Hi All,

Thank you so much for all your help. I learned so much from all of you. 


I am a newbie and purchased a new construction home in the suburbs of Raleigh, NC. I made a ton of mistakes as part of the deal. I wish can go back and fix those mistakes. I m here to seek help and suggestions so please go easy on my mistakes and regret my past decisions. 


As part of the closing, my builder (local builder) gave me a note saying he can finish the sunroom within 90 days after closing otherwise going to pay 3200$. And also he didn't give the appliance check of 1200$ as part of the closing (my other mistake was not settling as part of the closing). It has been more than 5 months after closing and my builder is ghosting me for the last month. I have sent an email saying that I will contact the attorney but still no response. My builder is very shady, and political and is very experienced with all these, and dealt with multiple lawsuits.

I have a written contract with all the details from the builder. The total money owed by the builder is $4400.

I have explored the following options but wanted to know from the community how to proceed further to get my money back. 

Option 1: Filing the request in small claims court. Read a lot about the pros and cons. It is new to me. Appreciate it if there are any best practices. 

Option 2: Contact the attorney to send a notice. This might cost more money but not sure about the outcome. 

Option 3: If both of the above options do not work then my final option would be https://www.nclbgc.org/homeown...

Please let me know if you know of any other options & good attorneys for dealing with such issues.

I m really surprised why no one mentioned zillow until @nate mentioned it. That raises a question is there something wrong with the zillow.

I m a DIY landlord and i love zillow to list and screen tenants. Tenant also no need to pay separate fee for every landlord.

I think Raleigh, NC is having all the characters of Austin and i see that trend already. Google added additional tech jobs and apple confirmed adding campus.. good weather and reasonable cost of living.. lot of good universities..

@Eric Braxton all of the info provided is useful. I would like to add one more point which no one mentioned to my surprise.

Whenever you are taking the 401k loan really matters as 401K is not going to hold any cash positions. Whenever your loan is processed your provider will liquidate etf/fund holdings at that time. Current stock market is already 30 to 50% down( obviously depends on your current holdings). Who knows how the market may perform in future until you pay off the loan. It is a bit tricky to know how much percentage growth you might be loosing with 401K loans. Due to this reason I personally take 401K loans if the loan duration is really small just to avoid timing the stock market.
