Post: Using Realtor to Get comps.. what do i say?

Hey there null,

In my experience most real estate agents get their comps off of Zillow or google earth or other search engines like that. And if their getting it elsewhere their pulling their comps from a title search! In my opinion that would not be in your best intrest to go off of those comps pulled by a real estate agent.

First off the reason being is this comps are only good for any house within a .5 mile radius of the said property. And they need to be within 10% of the squarefootage lot wise and structure wise too. Also all comps are out the window after three months, thank you for your time and have a wonderful biggerpockets day!!

Hello there everyone in biggerpockets,

Now lets see I need a little advice on what I should do over the next few weeks about a current situation that was brought to my attention! It is a family matter and it needs to be taken care of and out of everyone in my family I seem to be the one that's going to make the most informative conclusion! My grandmother is getting to the point where she is not going to be able to make both her house payment nor the property taxes to keep her home! Now I was wondering if I take care of the current loan on the house and assume her taxes what would be the best route to take? Should I assume the house and keep paying the property taxes under my name or should I assign it to an LLC?

If I can get some input I would really apperciate it, thank you all for your time and have a wonderful biggerpockets day!!

Hey there gmeade,

It sounds like you have the know how and the plan as to what you need & what your going to do once your there! The only thing your lacking is the proper funds needed to get the ball rolling. Well when i first started off i was very low on funds myself and it was very hard to get where i am right now, due to the fact that people give me a hard time cause of my age. But my rule number one when i was very low on funds was this: OPM which in short simply means, Other Peoples Money! After taking this rule in to account and making sure that i inforced it to the best of my abilities i found out soon enough that my bank account started to accumulate more money! So im not sure where exactly you stand now in real estate, but if you can get creative and use the right resources you may find what you need. And in this business it's not too hard to find the right people to use as a building block, and in the long run your not totally using them because they benefit as well as you do when they conduct business with you! It's as simple as this: By helping others achieve what they want in life you will find that in the process you achieve what you want as well.

My home town is in Los Angeles CA, It needs a lot of work from my perspective but it still the city i was born in so i love it hear!! Although in my opinion i think real soon im going to move to Sierra Madrea. CA, I all ways loved that city and it would make my dream come true to live there with my beautiful girlfriend Nikki!

Well now i think it's time to give myself a pat on the back!!

I recently closed a very big bulk transaction and i'm going to be getting my first of many perpetual checks in about two to three weeks. It has been a long and hard path leading to a big deal like this but it was well worth the wait! And not only do i get the satisfaction of knowing there is a pay check waiting for me every week for some time now. I also believe that this is the first of many big deals that are to come, so for those who are having a hard time with the real estate industry I say "never give up and persistance is the key"!
