Its nice to see that you are showing a lot of interest in our site and that you are willing to learn and share at the same time! Now as for Bulk transactions you might want to go to the forum that is meant for Bulk Reo discussion! You might find what you are looking for, but I do stress that you spend sometime in there before jusmping into doing business with someone! Hey there raze,

thats good that your making the move into RE investing and your decision to grab fixers to flip for a profit! Now first of all you might want to check with your countys assesors office, I am sure they have paper-work regarding to your situation! Or look wherever you can to find out about you situation with your landlord, you may be able to stay in the property for sometime more than you think! Also there are forums on our site that will help you in your current situation if you just asked your questions. And there is an area that is made simply for rehabbing and flipping homes on our site as well so you might want to check that out too. Take it easy Raze and look below for my "trademark" I hope you enjoy!

just dropping by to say hi! Its good to see that are youth in todays era is starting to set the bar higher than any of us imagined when we first started in RE! It might be a good idea to turn some of your friends and family members on to this site. In this way more and more people will benefit from all the knowledge being passed around on our forums. Also the more youth that gets involved in investing the better our community and economy structure will be. Hey there David,

Welcome to the club and I hope you find every member to be as helpful as the next member! Well as far as advice goes this is it: You have made a very important decision and that is the leap into RE investing. You might want to start off with purchasing an Reo Property thru the bank, depending on your area you may be able to find some good turn around properties for yourself! Usually all you have to do is make sure all you numbers add up before you start a deal and if they do then it's crunch time. Typically you the lower the better for each deal but if you can nail in a property at 65-70% LTV per Reo then you have a deal on your hands (of course if the property isn't in too bad of a shape)! Then you do your turn around which means all you have to do is rehab and relist the properties for sale. Make sure that you get multiple quotes before you decide to make a decision as to who will rehab the property for you! And as far as that goes it's as easy as that (but do not be fooled, even though you have the basics there is a lot more to it then that).
