Utah is an interesting state when it comes to geography. It is quite different from a state like Texas where there is land they can build on forever.

For those of you who are unfamiliar with Utah, most of the state’s population lives in the Northern portion of the state in what is known as the Wasatch Front. Along The Wasatch Front are mountains to the East and Lakes to the West. I-15 connects all these areas.

This presents a unique problem of having a somewhat fixed amount of land that areas, similar to what California and New York face. In my opinion, this will only support increased prices along the Wasatch Front as more and more people want to live in the populous portions of Utah. Also if we look at the job market, most jobs are deep in this area so people will want to live as close as possible to these hubs for jobs.

Definite no for me. It is one thing if you knew and didn't disclose it. 

Quick question: Do you get compensation as a homeowner for inconveniences?

I think as long as you have authorization from the seller (or yourself if you take possession before June 20th).

I would also be interested in an answer to this question. From my understanding and experience, it is nearly impossible to get financing outside of those methods that you mentioned.

Depends on your goals. 

If you have time to self-manage the STR, I would go that route. (It may be worth it to also hire a PM for option B as well). On the flip side, if you are chasing passive income, I would opt for Option A.

In the first place, I personally believe that it should be the PM whose job it is to coordinate and call the plumbers. 

In your PM's defense, I don't see an issue with the lockbox. Everyone wants to be more systematized and more streamlined

If the tax advantages from real estate investing were taken away.

Fire them and report them to the local real estate board. This will either scare them enough to answer all of your demands or the fines imposed by the board will likely cover your expenses.
