One thing that I’ve seen work lately is to offer partial seller financing. Offering to finance 15% in the form of a note would allow a broader audience to buy it without much $ down. It would give you a steady stream of income after the sale as well.

In short, Charlotte is a rapidly growing city with strong diversity in employment. Inventory is low but deals are still available.

Definitely utilize your network. I would contact every business owner, insurance agent, mortgage broker etc that you know and let them know what you are looking for. Often these people own or know someone who owns commercial space.

Hey Jon,

If your plan is to increase the NOI you could try Master lease with option to purchase. Lease the property, increase NOI, and exercise your option. If ARV is high enough you may be able to reduce the amount down.

Hey @Cason Acor and @Bennet Sebastian. This is a nationwide group that will meet at 8pm EST every other Wed. There is an introduction section, guest speaker section, and networking breakout sessions. We’ve done 2 already and they tend to go about 1-1.5hrs.
