Hey BP. How many of you out there have experience building warehouse space from scratch?

Hey Matt. As a broker myself I always believe that what’s right for the client is the right approach. If I were your agent I may not get a commission on this deal but if I help you achieve your goals you are likely to refer me to anyone you meet who needs an agent. It depends upon whether your agent is trying to build a lasting relationship or simply get paid for a single deal.

Hey Nate I’m pursuing a similar Industrial Condo strategy in Charlotte. There have been developers successful in our market with building condos and selling them individually. 

You would need to have them subdivided and likely need to create an owner’s association.

Check out list building services like listsource. Build a list of non-corporate owned multifamily & begin mailing them. It’s surprisingly effective.

Charlotte and the surrounding metro is super hot right now. There are several meet up groups (some remote, some in person) that I would suggest joining. It’s competitive but, asin any hot market, there’s a ton of opportunity.
