So I do one mail campaign per month..... So I do 5,000 pieces. But I do 2,500 dropped in one week. Wait a week in between, then hit the remaining 2500 the following week. 

I would say maybe I cycle through the list 2-3 times, but I always try to go for fresh lists each month.

Hey guys I hope everyone here on BP is doing great and ready to crush this 4th quarter! 

We do alot of marketing here at my company, and although we do Direct Mail, I would say it could use some work. 

I am open to any suggestions or advice, but please back your advice up with data like response rates etc. 

Here is what I am currently doing with Direct Mail. 

We do between 5-7,000 pieces per month. We have tried Jumbo Post cards, Minis, and the handwritten letters. Ultimately we stick with Minis because they are cheaper and the first class mail helps alot. 

We mail to the following Lists from the following Sources: 

- NOD Tax defaults ------- From Rebogateway

- NOO (Non Owner Occupied) --- Rebogateway

- PRe-Foreclosures --------- Realty Trac. 

We have tried these methods also and weren't exactly a fan

- Absentee owners with Equity....... Listability data

- Inherited Property Lists.......... US Leads List. 

We are in the process of scaling and we have plenty of money to throw at these marketing initiatives. Anything that can help me fine tune the machine will help.

@Jason Bowers interesting. We are a decent sized wholesale group in a few markets in Florida. Looking to expand and do some investing in Asheville. Might be flying up towards end of August. We may have to setup a meeting regarding your thoughts of certain market places etc etc.

Hmmmmm interesting comment. To me this is ridiculous in the sense that realtors are saying those things because they want you to buy their "listed"properties. Which most likely come along with an inflated price tag. Properties listed on the MLS also can hide things as well that owners dont disclose or maybe cant be seen.

In my opinion a good wholesaler should think like a flipper/landlord and tell the end investor of everything that is seen and known. The extra steps should be finding a good wholesaler in your area that can refer you to some of their investors that buy from them. Ask them their experience with the wholesaler and if they would recommend doing business with them. At the end of the day getting the asset for 60-70 cents on the dollar should mitigate some risk of things that may come down the road. However I think its impossible to eliminate those occurrences all together.
