I am looking to buy my first home to move into with the plan to move out and rent it in a few years. When I was looking at houses on the MLS, I came across some manufactured homes that looked in really good condition and where a good price even with the lot fee. Would this be a mistake in the long term because these houses normally depreciate with time? Also, are there any other things I should know that are different about manufactured homes from a traditional house?

I am currently in Upstate New York and to start your own property management business you have to have your real estate licence and work under a broker. I don't understand how this works still. Should you find a broker before you get your licence or after? Also, how do you go about finding a broker to work under?

I am thinking about starting my own property management company in my area. I have had multiple landlords tell me there is none in the area. After doing a little more research I found that there is only one and it covers mostly in another area. Does anyone have any advice or experience in starting their own property management company?

I have been trying to read more and more and I just finished the books Rich Dad Poor Dad and Set for Life. Now I am looking for my next few books. I am looking at getting my first duplex in the few months any recommendations to what I should be reading?

I have been doing some research in regards to what you can charge your property managers for rent. Click here to see what I found so far. By the looks of this you can only charge them what the cost of an apartment of similar value in 1975. Let me know what you see and how to make sure everyone is in compliance with this law in New York.

@Jesse Scroggins This is in New York and the taxes are crazy high. But I think I really just want to get started out. Also, I found a cheaper insurance for only $50 a month and the does put me into a small but positive cash flow. Also, I am pretty confident that I can lower the interest rate and cost of the house by a little to make it so I am making about $60 or $70 a door in cash flow.

Okay, upon doing some more digging in the insurance the one I would get is only $50 a month, not $100. Also, how much cash flow is good enough to make it worth it? I know I can get a lower interest rate and maybe even less on the price.

Caleb, this seller wants this as his retirement plan so he wants to do seller finance so he gets a steady income for the next 15 years
