@Joe Splitrock this is what I have right now.  The house is seller financed and I can negotiate the cost of the house and interest rate.

This would be my first deal and I want to make sure I don't rush in and I have the numbers right. It is seller financed and the house price and interest rate can be negotiated. Each apartment goes for $700 a month and the tenets pay all utilities and law and snow removal. All the big ticket items were just replaced in the past 5 years.  And it is in a good location for the town it is in. Here are the numbers:

Am I missing any expenses and is there a way to make this a good deal like lowering the cost of the house or interest rate?

Okay, this is making more sense. I learn the best with the hands-on approach I just don't want to jump in a lose a ton of money because I did the numbers wrong. One other question that I now have is there anything else that determines a good deal besides just these numbers?

@Caleb Heimsoth is that all I should be accounting for? That is what I am doing right now and it looks pretty good. However, should I try and overestimate on things like maintenance because I am not 100% sure on what it is going to be?

@Caleb Heimsoth and @Omar Khan, I am looking to buy and hold. I am trying to make sure I am not making a deal look better than it is because I really want to buy my first house.

I am looking into deals and trying to calculate the numbers to see what is a good deal and what isn’t. However, when I put in the numbers I feel like I am doing something wrong. I could really use some help to try and figure out how to analyze a deal and have the correct numbers going into it.

My name is Logan Graham, I am currently in college and about to graduate. I have recently found a love for real estate. Growing up, my parents had rental properties and I did a lot of work at them as a kid. In the past few months my parents cash flow has been tight and I have been helping them a lot with their apartments and that is when I realized I really loved what they do! I hope to connect with some great mentors to help me learn the ropes of buying rental properties and going bigger than just duplex’s.
