Finding a broker to start managing properties

I am currently in Upstate New York and to start your own property management business you have to have your real estate licence and work under a broker. I don't understand how this works still. Should you find a broker before you get your licence or after? Also, how do you go about finding a broker to work under?

You need to have a broker lined up before you apply for your license (after your 75 hour course is taken and passed) as your license is actually sent to them to be kept on file (they manage you and are responsible for you basically).

To find a broker, it's just good old fashioned feet to the pavement.  Reach out to the local realtors in the area, let them know what you're doing, what your goals are and talk to them about the company to determine if they're a fit with you.  If you know any realtors ask them to get you in touch with their brokers as well.
