@Lisa M. the answer is it really depends. I would recommend speaking to an architect about this, as you may not need a sprinkler. Depending on the size of the water line needed, the cost would vary. Best of luck to you!

@Cosmin Iuga, congratulations! I agree that educating yourself is crucial in your investment journey; never invest in anything you don't first understand. With that, also guard against analysis paralysis by understanding that you don't need to have all the answers before you take your first step; most learning comes through the process of landing your first deal. 

I'd encourage you to begin thinking about who you need on your investment "team", i.e. realtor, financing agent, property manager (if you're not wanting to self-manage), etc. 

Curious, where are you located?

Hi @Maria D'Aura, first off - Congrats on selling your rental through 1031 exchange! 

As i understand your needs, you're looking for cashflow, C class or better, preferably multifamily, and the property needs to be around $550K to complete the 1031.

While you live in the bay area, you realize west coast is more so appreciation over cash flow; so you're considering out of state... including and St. Louis MO. 

I specialize out of state investors acquire properties in the KC area, and last year helped over 20 clients with their 1031 exchanges.

Hi Justin, first off, thanks for introducing yourself and reaching out - you've taken a great first step! Also i commend you for putting yourself in a solid place financially, which is now affording you the opportunity to explore real estate investing as a tool to leverage your assets. 

You've clearly been giving a lot of careful thought on how to proceed with investing, and are trying to determine what might be the best option(s) for you. You're correct in looking at out of state investing as a potentially cheaper way to find some awesome properties in great markets. 

You should consider Kansas City! With population growth and job growth that both beat the national average, as well as diverse industries, rich history and culture, and affordable rents, Kansas City is a great market to invest in!
