I'm in Indy too! About to own a triplex in Fountain Square. Planning to live in one of the units and rent out the other two. Should be quite an adventure!

Lisa Bradley I'm pretty sure you register yourself as the agent. The agent is the person responsible for managing the technical details of your LLC. It's like, if the state needs someone to call about your LLC, who's the person who they should speak to? If it's you, put your own name on the "registered agent" line.

Thanks Adrian Tilley! It does seem like a relatively inexpensive beginner's set of tools like that with interchangeable parts and batteries would be a solid first step. I'll check it out!

Thanks for all the feedback, everyone! It's really easy and cost-effective to register an LLC in Indiana, but I'll wait until I have more than the home I live in that I'm looking to protect with it. I'm still waiting on the appraisal results and the seller's reply to the inspection report (nothing major at all, but she agreed to make the first $1,500 in repairs before we'd even had the inspection), but it looks like everything's moving along! Hope to be moving in soon!

Just got a question from a prospective tenant and wanted to know what you think. He's a college student and receives his student loans in August and January, so he wanted to know if he could pay four months' rent at a time.

I don't see any reason not to take him up on it, but am I missing anything?

(Ignore the fact that college students are often irresponsible. He comes very highly recommended by people I've known and trusted for years who know him in a professional capacity and vouch for him.)

Dawn A. Since I'm going to be buying new, wouldn't it make sense to buy a screwdriver that takes the drill bits? 1) Fewer things to buy, 2) Fewer things to store, and 3) Fewer things to lose? :o)

This may be a silly question, but it seems too obvious an idea for no one ever to have though of it before. A couple of you have mentioned a screwdriver with changeable bits. Do those exist that are compatible with the set of drill bits? It just makes sense that someone would sell the drill and the screwdriver together with the same set of bits!
