Hi all! Are you looking for Hard Money or Transactional Funding for your deal in South Florida (Miami Dade, Broward, and Palm Beach counties)? We'll fund your fix 'n flips, your buy and holds, as well as your wholesale deals. We are also interested in buying any form of cash flowing paper. We're not brokers, we lend our own money, so we can close fast. 

  • We only do 1st position loans.
  • No loans on owner occupied property.
  • We lend our own money, we're not brokering loans.
  • We can close quickly.
  • We lend rehab funds.
  • We can provide transactional funding for wholesale double closings.
  • No junk fees or prepayment penalties. 
  • We'll lend up to 70% of ARV. However, we always require that the borrower has some skin in the game, so we typically will only lend as much as 70% of the purchase price and 80% of the repair cost. (exception: 100% of the price for transactional funding.)

@Megan Cepero welcome to BP! As others have said, Hialeah is a great area to consider...North Miami and Miami Gardens are also excellent rental areas, but I don't know which would be most convenient for you distance wise. With $300k, in these areas, you could probably get 2x SFH, 2x duplexes, or 1x tri or quad plex. If you'd like, shoot me a message, maybe I can help you find something. @Rory Gray - @Account Closed is right...Getting the deals is the hard part. Pick one or two prospecting methods, pound the phones, and keep following up until either someone else closes on it or you get it under contract. 

It takes time though...Some folks try for 1-3 months and give up because they haven't gotten a deal yet...Most prospecting methods take time to build up momentum. It took me 10 months to close my first deal. I had a bunch of contracts on the way there, but they weren't "deals" (ie, they weren't any good). It took me a little over a year of consistent mailing to close my first deal through direct mail. The first 6 months after my first deal we closed 3 more deals. In the 4 months since then, we've closed 6 more. It's looking like we'll do 3 more before 2015 is over. Momentum is all about consistency and persistence.

The various prospecting methods are well documented both on BP and elsewhere...That information isn't hard to find...What's hard to find is the will and patience to keep at it!
