Well, I am a Brooklyn landlord and want to emulate your strategy. My dad bought a three family in Bed-Stuy in the 70's. I took over management a couple of years ago. But, even as Brooklyn is "hot" and prices are insane, I see 2-4 families that can be had if you have cash and act quickly. I am also fortunate to have bought at a good(not great though) time in Harlem so I have equity in my condo. So, actually going through refinancing right now and trying to get out there. I have good tenants in BK but the market has heated up so much that in two years, a place that was not that attractive to renters, is now in demand. I do need to upgrade the property but right now I can get decent tenants as is.

Nassau county's list is up. Sale is week of Feb 16.

I evicted a tenant and she left everything. I was told 30 days but I kept it in there for 60 days. Might be worth it to keep the stuff in storage until you figure it all out. A year seems like overkill. I am assuming you evicted her?

It is a rip off. This makes no sense. It is a subsidy for the newspapers.

Hi, I created an LLC in Brooklyn in 2008, I called the NYS DOS and they told me where to go and the county clerk told me the papers to use. I called them up and they gave me the basics for the notices.

I live in Manhattan. I manage a property in Brooklyn. I grew up in LI. Nassau has their tax sale soon. Just google it. It is in February.

Jersey City is close. There is a great podcast on it. Tax sale was in December though.

I live in NYC and my family has a mortgage free property under an LLC get sued last year. Let's start with the premise that nyc is plaintiff friendly. There was also a million dollar liablility policy and 2mm umbrella. The insurance company settled the case and hired the lawyers. But, My family was not a defendant in a suit. Even if we were, we kept enough formalitiles that it would not have worked. I think ultimate protection is an llc for each property, follow the rules of an llc, and you have to have adequate insurance. You also have to be somewhat diligent and reasonable.

I have to do them every few months. Most are minor. The most recent one was a plumbing issue. I had a great GC who would do stuff for me but he moved. I need to have a roster where I can call or text them when an issue occurs.
