It depends where in the foreclosure process the property is in. The bank would rather get some money then no money so you can actually (with the permission of the owner) negotiate with the bank as well.

I guess the recession did hit us real bad since 2005. I do BPO's as well but the last company I worked with was back i Febuary of 2009 and they were paying $20 for interiors and $10 for exterior

well. Im thinking Im not aggressive enough. I get a lot of responses for my listings and owners want to list with me as well, but maybe those are not the type of tenants the owners want no matter how stable they are.
Im beginning to think that maybe I should put up flyers in that area where the apt is located, that way I could attract the type of people the landlord wants.
The tenant on the other hand might like the unit and tell me they'll let me know, they'll wait till the end of the month to contact me and by that time the apt has been rented to another person by another realtor. That !@#$ piss me off! ;0)

Hi Everyone,
Im a rental agent and recently Ive been having a hard time renting out these apartments. I noticed that most renters wait for the end of the month to "make up" their mind. Its only a rental and they want so much from an apt. The same thing with the owners, you could present them with a model tenant and they still find something to critique. Most of my clients are young and are moving in with friends or are young but have a husband and children, and no matter how financially stable they are , most landlords dont wantt to confide in them. Can anyone give me any pointers, on how to bring them both together??

Yes, you definitely need to do your own research on these tax certificates. In some states I didnt know I had to notify the homeowner that their taxes were sold at an auction and they have a certian time to pay for it because I apply for a deed to their property. This really screwed me over and made me lose some money.
However, in other states they notify the owners themselves andyou dont have to hire a lawyer to get intouch with the owner.
I currently hold a couple of Arizona certificates but Im really getting discouraged with these online tax auctions

I've been to Pittsburgh, PA and this city has a variety of places and things to do for families, couples, and retirees. If you really want to invest in this city, you have to do your research because Pittsburgh is composed of several towns, some areas are great to invest and some aren't. Try to get in touch with a local real estate agent if a property you are looking at peaks your interest, they may be able to tell you more about that area, especially if you are from out of town.

There are certain areas in Cleveland that are doing just fine, You really need to go out there or at least get acquainted with someone that is from that area. East Cleveland and Cleveland Heights are pretty good areas to start.
